I would like to Instruct Fortis Properties – What Happens Next?

Following a satisfactory Valuation Meeting between our Valuer and yourselves,  we can arrange the marketing of your property in one day if required.   What does this Involve?  We will come to your property, take photographs,  make descriptive notes,  measure-up for floorplans and order an EPC.  Following on from that appointment, we will create draft property particulars for your approval after which it will go live on the internet and property portals.  

Do I Need a Solicitor?

What Should I do to Prepare My Property?

Kerb Appeal - this cannot be underestimated!  Many people will take a drive-by of your property before making an appointment to view – ensure it is looking the best it possibly can.  Internally, carry out any DIY jobs that you have been meaning to do, add a fresh coat of paint where necessary and try to de-clutter to make rooms look more spacious.

How Will Fortis Market My Property?

Fortis Properties will give your property maximum exposure across a wide range of media to ensure we don’t ‘miss’ any potential purchasers.  Our marketing package consists of:- our own website with a featured property slot on the front page for initial exposure,  full colour property details available in our showroom,  the Free bi-monthly Property Mail magazine widely available across Cardiff,  the Western Mail and Echo, Rightmove and OntheMarket, we will also contact potential purchasers via email and SMS alerts who hadve registered with us as purchasers.

When Will You Carry Out Viewings?

We will take your instructions as to when you would prefer viewings.  All viewings are accompanied and we take great care in qualifying potential purchasers so that time wasters are weeded out!  Our longer opening hours to 6.30pm during week nights maximise viewing opportunities for potential purchasers, and of course we are open Saturday from 10am to 2.30pm.  Viewings outside our normal working hours can usually be accommodated by our staff team.

What Happens when you Receive an Offer?

As soon as an offer is received, we will contact you by your preferred method for your consideration.  We will check the buyers ability to proceed prior to you making a decision to accept.

What is Sold Subject to Contract?

Once an offer has been accepted we will:- 

  1.  Require solicitor’s details from you and the purchaser;

  2. Issue a Memorandum of Sale to all parties concerned. 

Your solicitor will then send out a draft contract to the buyer’s solicitor who will then carry out enquiries.  A survey will be arranged either by the buyers mortgage lender or independently.

Through this process  we will advise you and negotiate on your behalf between all parties, keeping you informed every step of the way.

When Does Exchange of Contracts Happen?

Once enquiries, local searches and evidence of title have been satisfied, a Fixtures and Fittings list completed and the buyers mortgage offer received, Exchange of Contracts can take place.  The Contract will be signed by both parties and a deposit of 10% (usually) of the purchase price transferred from the buyers solicitor to your solicitor.  At this point a completion date can be agreed.  Until contracts are signed there are no legal obligations to proceed on either side.

What Happens on Completion?

On the day of Completion, the residual monies (usually 90%) are transferred from the buyers solicitor to your solicitors account.

Only when the residual monies are received can the keys be released  to the purchaser.

How Long Does This All Take?

As a rule of thumb, from acceptance of offer  it usually takes between 10 to 12 weeks for completion.  It is not the same in every case and your solicitor would be able to advise you more accurately.
